Real Estate: Eastern Macedonia and Thrace region leads in property price increase
The cost of properties in Eastern Macedonia and Thrace increased by 11.6% in 2024, making it the fastest-growing region in Greece. The report, based on research by eXp Realty Greece, analyzed which of the 12 Greek regions have led the rise in property prices nationwide.
Despite the price hikes, the region remains relatively affordable, with properties costing an average of €1,242 per square meter.
The second fastest-growing area was Western Greece, with a price increase of 10.2% and an average cost of €1,330 per square meter. The Peloponnese followed with a 9.4% rise, bringing prices to €1,460 per square meter.
The only region to experience a decline was Central Greece, where prices dropped by -2.5%, reaching €1,207 per square meter. The small population in the geographic center of Greece limits the potential for price increases due to lower demand compared to supply.
Small increases were also observed in Epirus (2.9%) and Thessaly (3.7%).
The most expensive region in Greece was the South Aegean, with a price of €2,791 per square meter, after a 4.2% increase in 2024. The islands attract strong tourist demand, while limited land availability makes it difficult to meet this demand.
Athens, part of the Attica region, ranked second with €2,449 per square meter, followed by the Ionian Islands at €2,423 per square meter, which also see high tourist demand, particularly in Corfu.
