New financial data on bank deposits and property values for 2025 paint a stark picture of deepening regional inequalities in Greece. 

The Attica region continues to dominate the country’s economic landscape, while areas such as Eastern Macedonia and Thrace remain significantly behind in liquidity, despite owning considerable real estate assets.

Attica accounts for 54% of all bank deposits in Greece, totaling a staggering €111.6 billion. 

In terms of real estate, the estimated property value in the capital region exceeds €410 billion, generating over €1.22 billion in ENFIA (property tax)—more than the combined contributions of all other regions.

This economic dominance stems from structural factors: high population density, the concentration of financial and administrative services, a strong banking presence, and an active real estate market. However, this advantage highlights the persistent economic stagnation in other regions, where asset wealth is not matched by cash liquidity.

In Eastern Macedonia and Thrace, for instance, the total estimated property value stands at €23.9 billion, yet bank deposits amount to just €6.6 billion. 

The North Aegean region shows an even wider gap, with €11.4 billion in property but only €2.86 billion in deposits. This imbalance suggests that much of the local wealth remains "locked" and underutilized.

Central Macedonia ranks second nationally, with €25.9 billion in deposits and €101.9 billion in real estate. 

Crete presents a more balanced case, showing €9.5 billion in deposits and €42.1 billion in property value.

These figures reveal a Greece of "two speeds," with Attica accelerating ahead while other regions remain economically restrained—rich in assets, but poor in liquidity.
