New guidelines for hosts on short-term rentals

The Independent Authority for Public Revenue (AADE) has issued new guidelines following recent changes to the legislation on short-term rentals.

The basic requirement for a rental to be classified as short-term is that it is not rented out for more than 59 days a year. Beyond that, depending on the number of activities under the same management, it sets the provisions on whether VAT, the visitor fee and the resilience fee are due. Owners with two apartments on a digital platform are exempt from VAT.

However, if they start operating a third apartment, they must join the VAT register.

The new rules are available, in English, at http://www.aade.gr/en/short-term-rental
