Greece’s housing loan market is showing strong signs of recovery, with new loan disbursements reaching €1.8 billion in 2024, marking a 38% increase from the previous year’s €1.3 billion.

Greece’s housing loan market is showing strong signs of recovery, with new loan disbursements reaching €1.8 billion in 2024, marking a 38% increase from the previous year’s €1.3 billion. This growth reflects renewed momentum in the banking sector following years of stagnation during the financial crisis.

According to banking estimates, the positive trend continues into 2025, with over €500 million disbursed in the first four months alone. The uptick is supported by state initiatives like the “MY HOME II” program, which is helping more citizens secure financing for home ownership.

The average loan ranges between €110,000 and €120,000, with an approval rate of 70–80%, indicating increased efficiency and confidence in the banking system. Borrowers are typically aged 35–50, with families looking to purchase first homes between 80–120 m².

Despite the progress, limited housing supply remains a challenge, though government measures aim to ease the bottleneck in the coming months.
