Greece’s real estate wealth reached €782 billion in 2026, while total ENFIA property tax remained largely unchanged at €2.3 billion, highlighting a continued redistribution of the burden rather than an overall reduction.

According to official data, more than 7.15 million tax assessments were issued, the vast majority concerning individuals. Around 6.17 million taxpayers received payable bills, while others benefited from exemptions and discounts.

Total ENFIA revenue is estimated at €2.297 billion, with €1.71 billion paid by individuals and €585.7 million by legal entities. Despite rising property values, the overall tax take remained stable, indicating a shift in how the burden is distributed.

Tax relief measures played a key role, totaling about €385 million. Most reductions were tied to property value criteria, while smaller portions were linked to income and social factors. Additional discounts were granted for insured homes and properties in small settlements.

Regionally, the burden remains heavily concentrated in Attica, which accounts for more than half of total ENFIA. Property values there rose to €412.6 billion, with tax increasing slightly to €1.231 billion.

Elsewhere, trends varied. In Western Greece and Epirus, property values increased but tax burdens declined. In the South Aegean—including popular destinations like Mykonos and Santorini—both property values and tax rose slightly.

Overall, discounts continue to act as the main mechanism limiting tax increases, while the concentration of the burden in key regions such as Attica underscores persistent structural imbalances.
