Greece is set to roll out a major overhaul in property management with the launch of the new Property Ownership Registry (MIDAS), a centralized digital platform designed to consolidate real estate data nationwide.

The system, introduced by the Independent Authority for Public Revenue, is expected to go live within April and will affect more than 7 million property owners across the country.

Unified Property Database
Under the new system, over 7.1 million individuals and legal entities will be required to log into the platform via their personal myAADE credentials. Each user will be able to view all their registered properties in a single, unified database.

For every property, the platform will display three separate data panels:

  • Tax records (including property ID, surface area, usage, and electricity supply),
  • Cadastre data (land registry codes, size, ownership rights),
  • Additional sources, which will be gradually integrated from other public databases.
  • The system will automatically flag discrepancies, allowing users to verify and correct inconsistencies.

Key Requirement: Matching Property Codes
A critical step for property owners will be linking:

  • The Property Identity Number (ATAK) issued by tax authorities, and
  • The National Cadastre Code (KAEK) assigned during land registration.
  • Any mismatch between these identifiers will be highlighted for correction.

Increased Scrutiny on Property Details
Authorities are urging owners to carefully review:

  • Ownership status (full ownership, bare ownership, usufruct),
  • Property size and technical specifications,
  • Address and identity details,
  • Electricity supply records,
  • Declared usage of the property.

Special attention is required for square meter discrepancies, as MIDAS will cross-check data from tax declarations (E9/ENFIA), cadastre records, municipal data, and legalization filings.

Mandatory Usage Classification
Property owners must also declare the actual use of each asset, selecting from more than 60 categories, including:

  • Residential,
  • Commercial,
  • Agricultural,
  • Industrial.

Each property must be classified as owner-occupied, rented, vacant, granted for free use, business premises, or cultivated land.

For rental properties, users will need to provide:

  • Tenant details,
  • Rental amount,
  • Lease duration and type.

Any inconsistencies with tax filings will be automatically flagged by the system.

Flexible Transition Period
Authorities signaled a degree of flexibility during the initial rollout, as the launch coincides with other obligations, including 2025 income tax filings and new requirements for declaring bank accounts for rent payments starting April 1.

Broader Impact
The MIDAS platform is expected to significantly enhance transparency in Greece’s real estate sector, streamline tax compliance, and improve the accuracy of subsidy calculations—particularly for agricultural land.
