Greece now ranks as the fifth most expensive country in Europe for short-term rental rates, with average nightly prices hitting €250 for July–August 2025, according to data from AirDNA. Only Monaco, Iceland, the UK, and Spain have higher average prices.

On the country’s most sought-after islands, rental costs have soared. Mykonos leads with an average price of €750 per night, followed by Antiparos (€493), Paros (€380), Spetses (€371), and Santorini (€362).

In contrast, islands with more affordable prices, such as Skiathos and Zakynthos, are seeing higher occupancy rates, suggesting that cost-sensitive travelers are opting for value over luxury.

The spike in rental costs reflects ongoing demand for Greek island vacations, though it also raises concerns about accessibility and affordability for both tourists and locals during the peak season.
