ENFIA: New tax statements expected in early march

The Independent Authority for Public Revenue (AADE) is in the final stages of issuing the new ENFIA tax statements, which are expected to be posted online within the first ten days of March.

Despite this year’s ENFIA discount being double compared to the previous year for those with insured properties, data from the Hellenic Association of Insurance Companies reveals that only 662,452 properties are fully insured against earthquakes, fires, and extreme weather conditions.

By the end of 2024, the total number of insured residential properties reached 1.246 million contracts, reflecting a 7.5% increase compared to 2023, when the figure stood at 1.159 million. Among these, only 662,452 include full coverage against natural disasters such as floods, earthquakes, and fires, marking a 26.9% rise from the previous year. The proportion of homes with comprehensive insurance coverage against natural disasters increased to 62.2% in 2024, up from 52.4% in 2023. The remaining insured properties are either covered only for earthquakes (211,504) or for extreme weather conditions (143,615).

This data indicates that only a small number of property owners will benefit from the ENFIA discount, as less than one in ten will be eligible for the increased reduction. Under the current system, property owners receive a discount ranging from 10% to 20% if their properties are insured against natural disasters (earthquake, fire, flood), with a minimum insured value of €900 per square meter.

Owners of properties with an objective value of up to €500,000 who meet the requirements will receive a 20% reduction in ENFIA. For properties of higher value, the discount is limited to 10%. Additionally, in the event of natural disasters, uninsured property owners are not entitled to compensation, as stipulated by the relevant legislation.

For low-income property owners, the ENFIA discount may reach up to 50%. Furthermore, those owning properties in areas affected by natural disasters may qualify for full tax exemption under specific conditions.

This year’s ENFIA will be payable in 12 monthly installments, providing property owners with greater flexibility in managing their payments. The first installment is due by the end of March, while the final payment must be made by the end of February 2026. Notably, there is no discount available for those who opt to pay the tax in a lump sum. In total, approximately 7 million property owners will be required to pay a total tax amounting to €2.3 billion.
